No developer render, elevation, brochure image or site photograph has been released for this project. Brigade Enterprises Limited has not announced a marketing name for it, has not registered it with the Karnataka Real Estate Regulatory Authority, and has published no visual material of any kind. Any image you encounter online captioned as this project's clubhouse, facade or apartment interior has been taken from somewhere else. Frame 1: The Brigade Banashankari Site as It Stands

What follows is therefore a written gallery rather than a photographic one. Each frame below describes what an accurate visualisation of this scheme would show, drawn only from the Environmental Clearance granted on 13 May 2026 by the State Environment Impact Assessment Authority, Karnataka (EC identification number EC26C3801KA5414542N) for Sy. Nos. 83, 84/1 and 84/2 of Uttarahalli Village, Uttarahalli Hobli. Where an indicative visualisation is prepared for this site, it illustrates certified dimensions and site organisation. It is not Brigade artwork and it is not a representation of the final architecture.

The parcel is nine acres and one gunta - 36,523 sq m - of private revenue land off Dr Vishnuvardhan Road, in Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk, postal code 560061. It is not a formed BDA layout site, and it is not among the roughly two thousand BDA sites frozen in litigation over the Turahalli buffer, which sit in Kengeri Hobli in the Banashankari 6th Stage layout. The distinction is cadastral, not cosmetic, and it is one of the more reassuring facts about the parcel.

An honest frame of the site today shows settled south-west Bengaluru rather than a greenfield edge: a mature, well-serviced residential belt of independent houses, small apartment blocks, schools and clinics, with the approach off Dr Vishnuvardhan Road. The clearance filing declares a Muneshwara temple as a receptor at 0.05 km, which places the parcel inside an established neighbourhood rather than on open land. Of the 36,523 sq m, 5,868 sq m is kharab area and is excluded from development; the developable net site is 30,655 sq m, or 7.575 acres.

Frame 2: Twin-Tower Massing at Brigade Banashankari

Two towers, designated Tower A and Tower B on the certificate, each at four basements plus ground plus 40 upper floors - 41 levels above ground. Set against them, and reading as a horizontal counterpoint, is a separate clubhouse building at four basements plus ground plus five upper floors.

An accurate massing study shows two slender vertical elements on a wide, largely open parcel. It does not show a facade. The clearance records no elevation, no material, no colour and no glazing system, so any depiction of the exterior treatment - stone, render, glass, balcony rhythm, a rooftop crown - would be invention. What can be drawn honestly is proportion: 1.587 million sq ft of built-up area delivered through two towers rather than eight blocks, on a site where the total building footprint at ground level is only 3,585 sq m.

The clearance also states no height in metres. As an estimate only, 41 above-ground levels at a typical 3.00 to 3.15 m floor-to-floor, plus services and parapet, gives roughly 128 to 134 m. That is our arithmetic, not a certified figure, and it will move with the final structural design.

Frame 3: The Ground Plane at Brigade Banashankari

This is the frame that carries the project's argument, and it is the one that needs no artistic licence at all. Ground coverage is 3,585 sq m against a net site of 30,655 sq m - 11.7%. Read the other way, roughly 88% of the net site carries no building at grade.

A ground-plane study drawn to those numbers shows two small footprints and one modest clubhouse footprint sitting in a large open field of landscape, driveway and service area. Four basement levels take the parking underground, which is precisely why the surface stays open. This is not a rendering effect; it is the land budget on the certificate.

Frame 4: Landscape Across the Brigade Banashankari Site

The certificate allocates 19,406 sq m to landscape - 63.3% of the net site - and a further 7,664 sq m to hardscape, roads and services. A landscape frame drawn to those figures reads as continuous planted ground rather than as the fragmented strips of setback planting that fill the gaps between blocks on a denser scheme.

The planting commitment is 1,220 trees. The clearance condition requires only one tree per 80 sq m of plot area, which against 36,523 sq m implies about 457, so the committed number is well above the floor. A visualisation set a decade forward - which is the only honest way to show a tree commitment - would show canopy across the majority of the open ground rather than sapling stakes in mulch beds.

Frame 5: The Brigade Banashankari Clubhouse Envelope

The clubhouse is a freestanding building of four basements plus ground plus five upper floors, counted separately from the 600 apartments on the certificate. An accurate frame shows the envelope only: six above-ground levels of dedicated amenity building placed within the site, separate from both towers.

The programme inside it is unpublished and is not depicted. No pool, no courts, no gym, no theatre, no banquet hall has been announced by Brigade for this project, and drawing them would be manufacturing a specification. What the frame can legitimately convey is scale - a six-level amenity building serving 600 homes is a generous ratio - and the design decision behind it, which is that the amenities sit in their own structure rather than in a tower podium.

Frame 6: Below Grade at Brigade Banashankari

Four basement levels run beneath both towers and the clubhouse, carrying 1,000 car parking spaces against a required 963 - about 1.67 spaces per home across the scheme. A sectional frame shows the four levels stacked below the ground plane, with the certificate's condition of electric-vehicle charging on a minimum of 25% of total parking marked across at least 250 bays.

A basement section is not a glamorous image, but on this project it is the explanatory one: it is where the surface openness in Frames 3 and 4 is paid for.

Frame 7: The Brigade Banashankari Services Schematic

The least photogenic frame and one of the most informative. Drawn to the certificate, it would carry:

Dual plumbing lines run through the buildings so that treated water reaches the flushing fixtures. The roof plane in this frame is half given over to solar generation, which is a clearance condition rather than an aspiration.

Frame 8: The Brigade Banashankari Land Budget, Drawn

The single most useful diagram for anyone evaluating this scheme is not a render at all. It is four rows:

Gross plot is 36,523 sq m; the 5,868 sq m difference is kharab land, excluded from both the developable area and the floor area ratio base. Built-up area is 1,47,500 sq m, of which 92,000 sq m is FAR area at a permissible and proposed ratio of 3.00.

Frame 9: The Setting Around Brigade Banashankari

A context frame drawn at neighbourhood scale would show a settled south-west address rather than a commute play, and the routed distances are the honest way to depict it. RNS Institute of Technology sits 1.68 km by road, National Public School Banashankari 1.75 km, Unity Hospital 2.16 km, National Public School Uttarahalli 2.23 km, YGR Signature Mall 2.90 km, JSS Academy of Technical Education 3.18 km and BGS Gleneagles Hospitals 4.59 km. The nearest metro station is Vajarahalli on the operational Green Line at 4.26 km by road, which is a first-mile car or auto trip and not a walk; Purple Line stations begin at Pattanagere, 6.14 km. The nearest genuine office cluster is Mindtree Global Village Tech Park on Mysore Road at 5.36 km.

All of those are road distances, and on this parcel that distinction is not pedantry. National Public School Banashankari is 0.29 km from the site on a map and 1.75 km by road - a six-fold detour, the sharpest divergence on this site. A map-measured figure would badly mislead a buyer here.

Turahalli, the reserved forest that dominates the local imagination, is declared in the clearance filing as a receptor at 0.6 km. It is not a view and we do not claim one: 0.6 km with intervening development does not support a sightline, the reserved section is closed to the public, and the accessible Tree Park entrance is a 5.26 to 5.54 km drive. What is defensible, and genuinely valuable, is that a large protected green mass sits under a kilometre away and will not be built on.

What the Brigade Banashankari Gallery Deliberately Does Not Show

This list matters as much as the frames above, because it is exactly where pre-launch visual material usually goes wrong.

  • No facade. No material, colour, glazing, balcony treatment or rooftop element has been published. None is depicted.
  • No apartment interiors. No unit plan, carpet area or specification exists for this project. Any interior render circulating under its name belongs to another scheme.
  • No clubhouse interiors or amenity photography. The envelope is certified; the contents are not announced.
  • No forest view. Turahalli is close and protected. It is not visible from a certified drawing, and the reserve is not publicly accessible.
  • No site-progress photography. This is a pre-launch project. There is no construction to photograph.
  • No approved-plan graphics. The Environmental Clearance is not a building sanction. The sanctioned plan and the unit-wise carpet areas become public only when the project is registered with K-RERA, and that has not happened.

When Brigade does release visual material, the test is simple: check the frame against the certified numbers on this page - two towers at 41 levels above ground, one six-level clubhouse, 11.7% ground coverage, 63.3% landscape, 1,000 basement bays. A render that contradicts the certificate is a render of something else.

How tall will the towers be in metres?

The certificate records the configuration — 4 basements + ground + 40 upper floors — and states no height figure at all, so no metre number for this project is a published fact and you should distrust any that is quoted to you. As an estimate with the arithmetic shown: 41 above-ground levels at a typical 3.00 to 3.15 m floor-to-floor, plus services and parapet, gives roughly 128 to 134 m. That is our derivation, not Brigade's, and it stands only until the sanctioned plan is public. Note in passing that 40 upper floors plus ground is 41 levels above ground, so the loose "40-storey" shorthand undercounts by one.

Would this be Brigade's tallest residential tower?

Not the company's. Brigade's own editorial describes its residential towers at Brigade Gateway, Neopolis in Kokapet, Hyderabad, as G+57, so any claim that this is "Brigade's first 40-storey tower" is falsifiable from Brigade's own website. Within Bengaluru the position is narrower: we found no Brigade residential building in Bengaluru on the public record taller than Brigade Exotica, commonly listed at 35 floors, so this configuration would appear to be among the tallest residential towers Brigade has built in the city. We put that as an inference rather than a fact — no complete public list of Brigade's in-construction towers exists, and Brigade's own corporate timeline describes Exotica only as one of the tallest in Bengaluru rather than the tallest.

How much of the site is open space?

The certificate gives 19,406 sq m of landscape area against a net site of 30,655 sq m, which is 63.3% of the net site landscaped. Ground coverage is 3,585 sq m — 11.7% of the net site — so roughly 88% of the net site is not built on at ground level. Hardscape, internal roads and services account for a further 7,664 sq m. This is the arithmetic consequence of putting 1.587 million sq ft into two slender towers rather than spreading it across a dozen mid-rise blocks, and it is the whole master-plan story.

How close is Turahalli Forest, and is the land caught in the buffer litigation?

Turahalli is a genuine reserved forest of roughly 590 acres, and the filing declares it 0.6 km from the site. Its buffer has frozen roughly 2,000 nearby BDA sites in litigation, which makes this a fair question for anyone buying in this belt — but this parcel is not among them: it is private revenue land carrying live survey numbers in Uttarahalli Hobli, not a BSK 6th Stage BDA site in Kengeri Hobli. Two different categories of land, two different legal positions, and you can verify it yourself from the encumbrance certificate and the RTC for Sy. Nos. 83, 84/1 and 84/2. On the amenity itself, be sceptical of any "forest view" claim — at 0.6 km with intervening development it is not defensible from a plan, the reserve section is closed to the public, and the accessible Tree Park entrance is a 5.26 to 5.54 km drive away. What is defensible is that a large protected green mass sits under a kilometre from the site and will not be built on.
